BuildForward Provides Funding for Harlem's First Passive House

BuildForward is currently providing the debt financing to construct a six-story, multi-family housing structure on West 126th Street in Harlem, New York City. The high-end residences, developed by UrbanArtisan will meet the deeply energy efficient standards of a Passive House and will include modern interior and fixtures, private outdoor garden and rooftop access.

The project demonstrates BuildForward’s ability to influence the introduction of deep energy efficiency methodologies in previously standard developments by bringing in the expertise of BuildForward Design and the associated financing arranged by BuildForward Capital. It also demonstrates our ability to create effective public/private partnerships (PPPs) by bringing institutions like the New York City Energy Efficiency Corporation (NYCEEC) into the lending pool for the project. The BuildForward process will also provide for continuous monitoring of the building’s performance for a minimum of five years after construction, completing the loop for our design-fund-measure philosophy.

The project is expected to be completed in July 2017 and as the first true Passive House condominium building in Harlem it will be a signature building for the neighborhood and the city.

As part of its effort to develop private/public partnerships (PPPs) in financing energy efficiency, BuildForward Capital LLC is proud to announce that it has added the New York City Energy Efficiency Corporation (NYCEEC) as a lender to its network of private individuals, foundations and institutions. NYCEEC will be a lender in a six-story, multi-family condo building on West 126th Street in Harlem, New York City. Developed by Urban Artisan, LLC, the new residences are a ground-up construction project which will meet the deeply energy efficient standards of a Passive House and will include modern interior and fixtures, a private outdoor garden and rooftop access.

The renovation and retrofit market for construction projects under $5 million is severely hampered by a lack of available construction loans from the conventional banking system. BuildForward's proprietary strategy and financing structure solve the financing gap for building owners and clean energy project developers. BuildForward continues to connect committed lenders directly to projects and provide high-quality, low-cost underwriting services.
